Do You Need Planning Permission for an Orangery?
In many cases, you do not need planning permission to build an orangery, especially if it falls under Permitted Development Rights in the UK. However, there are specific rules you need to follow to stay within the law.
When You Don't Need Planning Permission
Orangeries can be built without planning permission if theymeet the following criteria (for a typical home in England):
- Single-storey extension only
- It doesn't extend more than:
- 4 metres from the rear wall for a detached house
- 3 metres for Semidetached or Terraced
- The orangery takes up less than 50% of the total land around your original house
- The maximum height of the orangery is:
- No more than 4 metres overall
- 3 metres if it's within 2 metres of a boundary
- The orangery is not forward of the principal elevation (i.e. not in front of your house)
When You Do Need Planning Permission
You may need planning permission if:
- Your property is in a conservation area, Area of Outstanding Natural Beauty (AONB), National Park, or listed building
- You want to build larger than the permitted dimensions
- The orangery is part of a two-storey extension
- You're planning something that could affect your neighbours' light or privacy
In these cases, you'll need to submit a planning application to your local council.
Building Regulations Still Apply
Even if you don't need planning permission, you'll likely need to comply with Building Regulations ‐ especially for:
- Foundations
- Structural integrity
- Insulation and energy efficiency
- Ventilation
- Electrics and plumbing (if included)
